@ChrisMayLA6 Seems like perhaps some government guideance might be in order to help tenants negotiate legal and fair contracts with their tenants?
I have a feeling that many times, perhaps the tentants just glance through the contract and maybe they are not aware of the fact that they actually can negotiate things?

In response to this post@ChrisMayLA6 equation, I like them! They are nice people, and they have been renovating the apartment to their taste, which I will benefit from once they decide to leave. So I think it's a fair deal!

Yes, I think that's right; the tenants often are unaware of their rights, but then again, given the UK legal system, enforcing them through the courts is so costly as to make it actually impossible....
