@ChrisMayLA6 Seems like perhaps some government guideance might be in order to help tenants negotiate legal and fair contracts with their tenants?
I have a feeling that many times, perhaps the tentants just glance through the contract and maybe they are not aware of the fact that they actually can negotiate things?

@ChrisMayLA6 equation, I like them! They are nice people, and they have been renovating the apartment to their taste, which I will benefit from once they decide to leave. So I think it's a fair deal!

Yes, I think that's right; the tenants often are unaware of their rights, but then again, given the UK legal system, enforcing them through the courts is so costly as to make it actually impossible....
