Well, its an interesting issue; in theory they're regulated but in practice often the tenants are scared of the landlords (as the tenants need an address, more than the landlord needs that specific tenant)

@ChrisMayLA6 Seems like perhaps some government guideance might be in order to help tenants negotiate legal and fair contracts with their tenants?
I have a feeling that many times, perhaps the tentants just glance through the contract and maybe they are not aware of the fact that they actually can negotiate things?
In my case I don't think I would be a good commercial tenant. I haven't raised the rent for my tentants for 3 years. I am leaving money on the table, but on the other side of the
@ChrisMayLA6 equation, I like them! They are nice people, and they have been renovating the apartment to their taste, which I will benefit from once they decide to leave. So I think it's a fair deal!
